Istria is offering a very high return of the investment. While in
the near by countries, for example in Austria, Slovenia and especially
in Italy, a good return is considered the amount of 25% on the invested
assets after the construction is finished, in Istria, the return is much
higher. The usual return of investment is at least 50% on the complete
invested amount. Only the purchase of a land, without any investment
and construction on it, it brings around 20% per a year. For the soon
entrance of Croatia in the EU, it`s position, communication improvement,
low-cost flights and infrastructure investment, but also a good marketing
which have managed to present the region with all it`s values, astronomical
prices of Italian properties and especially the ones in Tuscany, with which
is sharing many similarities, Istria have become a highly desirable destination
among investors. While until few years ago the construction and investment
in seaside apartments, where almost exclusive way of investing in Istria,
today the situation have slowly but firmly changed, placing on first place
old stone houses and new luxury stone villas. There are few reasons for this
change. Although the coastal part of Istria is still very attractive, it's
prices of the land have almost reached it`s maximum, therefore decreasing the
final profit of the investors. Of course, owning a seaside apartment is
always a valuable investment, which will hardly loose it`s value, but for
the mentioned high price of the land and the new rigid law for construction
in the coastal part, which inevitably led to the increase of apartment prices,
which are now been sold more slowly, return of the investment from the
apartment construction have decreased in the past few years. One of the
specificity of Istria as a peninsula is giving it a great advantage on the
property market, and that is that even the most distant place in it's inland
is on only 20 minute drive from the sea. Giving the possibility of a holiday
in the peaceful inland and in the same time enjoying in the crystal clear sea.
Luxury stone villas are highly demanded on the market. On the several latest
property shows, it was shown a high level of interest for them, both for renting
and buying it. It is highly profitable to invest in it. The prices of the land
in inland are far lower than on the coast, while the price of the built, of
course with smart choice of builders and architects, is not much different
from the one of apartment built on the seaside and their selling price is
quite high. Further, the law regulations in the inland are indulgent,
which speeds up the procedure of getting the construction permits and with
that speeds up return of the investment.

There are not many high quality villas in Istria which makes their
construction or restoration of old stone houses and their transformation
in quality homes, a perfect investment move in next few years, brining to
the investors a desirable profit by selling or renting it.
